01What it is

The Spanish energy rating of your home

The certificado de eficiencia energética is the Spanish energy performance certificate. It gives your home a letter from A (efficient) to G (inefficient), based on energy use and CO₂ emissions. The certificate is issued by a qualified technician. The rules are set out in Spanish Royal Decree 390/2021.

MaxIsolatie does not issue certificates itself. We insulate roofs, walls and floors and advise on windows, so your home can achieve a better rating.

  • Required when selling

The buyer receives the certificate when the sale is completed.

  • Required when letting

When letting to a new tenant, the certificate is part of the contract.

  • Rating in the advert

When you advertise the home for sale or rent, the energy rating must be shown in the advert.

  • Valid for up to 10 years

With a G rating, the certificate is valid for up to 5 years.

03Frequently asked questions

Do I already have an energy certificate?

If you bought the home after the certificate became mandatory, you probably received it with the purchase. Check the expiry date as well: after 10 years at most, or 5 years with a G rating, it must be renewed.

How many letters can insulation gain me?

That depends on the starting point and on what you have insulated. We work it out for each home rather than making fixed promises.

Based on Royal Decree 390/2021. Always have your specific situation checked by a qualified technician before selling or letting.
